Mini-hotels appeared on the St.Petersburg hotel market in 2002. The greatest growth in the number of mini-hotel rooms in St. Petersburg was witnessed during the period leading up to the 300th anniversary. On the eve of the tercentenary there were hotels opening up every week.
 
Small hotels develop, thanks to the demand among the city's visitors for accommodations in the $70-90 per night range. It takes about 600 square meters to open a business-class hotel with 20 rooms.

Communal apartments in the city center are suitable for a mini-hotel - they often range in size from 250 to 300 square meters.
 
It is enough to buy a couple of apartments on one floor, fix them up and the mini-hotel is ready to open.
 
Such an approach requires about $1.5 billion to $2 million. A third of this amount is sufficient to open a budget-class hotel. Usually loans are used or a partner with the sufficient funds is attracted.
 

Mini-hotels recoup opening costs in about five or six years, with the minimum being four years.
